New photos of the sprawling outdoor space at condo tower One Manhattan Square were released this week, providing a first peek at what developers say is the largest private garden in New York City. Designed by landscape architecture firm West 8, the green space measures 45,000 square feet, sits on an incline, and boasts unique features like a furnished adult treehouse and a Japanese-inspired tea pavilion.
West 8, the firm behind “The Hills” at Governors Island, envisioned a quiet, urban oasis in the bustling Lower East Side neighborhood. Due to the unique location of the building on the East River waterfront, the architects designed a gradually inclining landscape with seasonal planting schemes.
“The gardens offer places of respite and heighten the senses through a seasonal color change, fragrances, and sounds,” the architects told 6sqft in an interview in June. “The gardens act as an antidote to the built environment of the city and allow users to disconnect from the daily bustle.”
The garden includes areas for both socializing and relaxation with amenities like grilling and dining areas with an outdoor kitchen, ping pong tables, putting green, and a herb kitchen.
There are also fire pits, a stargazing observatory, a playground, a Japanese-inspired tea pavilion, a dog run, and an adult “treehouse” on stilts. The treehouse has red beanbags and light fixtures inside.
“Especially given today’s environment, outdoor spaces have become a welcome retreat for our residents, “Alan Oppenheimer of Extell Development Company said. “These spaces were designed to serve as a private oasis within our community so that residents can enjoy their own private natural surroundings within the city.”
The 800-foot One Manhattan Square, located at the foot of the Manhattan Bridge at 252 South Street, contains over 800 units and roughly 100,000 square feet of indoor and outdoor amenities. In addition to the massive garden, residents have access to four pools, a full-sized basketball court, a bowling alley, a cinema, a fitness center with a spa, a cigar room, a wine room, and more. The building is also one of the last to offer buyers a 421-a tax abatement.
